Our Story

From Humble Beginnings

Prime Finish & Punch was founded in Charleston, South Carolina by Dennis Schmeiler, a site supervisor and project manager with years of experience managing high-end renovations and custom builds across the Lowcountry.

After seeing supers and PMs get stuck in the last 5–10% of a project—especially on complex island jobs—Dennis saw a gap: there was no dedicated closeout crew focused solely on punch lists, finish details, and early warranty support.

Prime Finish & Punch exists to fill that gap. We operate between “substantial completion” and a truly finished home, handling the details that protect your reputation while your team confidently moves on to the next project.

We step in for the last 5–10% of the build—punch lists, client walkthrough items, and early warranty touchups—so your supers and project managers can stay focused on new starts while every detail of the finished home looks dialed in.

PACKAGES & PRICING SECTION

Packages & Pricing

We keep pricing simple. Instead of complicated packages, we work on clear day rates so you know exactly what you’re getting. After a quick walkthrough, we estimate how many days of closeout are needed and schedule our crew accordingly—no surprises, no nickel-and-diming on tiny line items.


Standard day rates

Standard Punch Day – Up to 8 hours Typical use: full-home punch, detailed touchups, working through a consolidated punch list. Rate: approx. $1,250 per day


Half-Day Punch

Typical use: smaller lists, follow-up items after client walks, targeted rooms or areas. Rate: approx. $700 per half day


“Hot List” Rush Visit (24–48 hour response)

When you need a punch crew quickly to protect a close date or owner visit. Rate: standard day rate + 25% For Kiawah and Seabrook projects, we typically work in full or half-day blocks to account for island access, gate times, and drive time.

We’re happy to customize pricing for repeat builder partners and multi-home agreements.

Typical punch, finish & install work

Every project is a little different, but most closeout days include a mix of detailed finish work, touchups, and small installs. Here are some of the common tasks we handle on site:

Interior finishes & touchups

  • Last-minute paint touchups on walls, trim, and ceilings
  • Drywall repairs and blend-in patches
  • Caulking at baseboards, casings, crown, and trim transitions
  • Cleaning up paint lines, fills, and minor blemishes

Finish carpentry

  • Adjusting and fine-tuning crown, base, and casing
  • Installing or tightening shoe/base cap and small trim pieces
  • Tweaking built-ins and shelving for alignment and fit
  • Adjusting interior doors for reveals, rubs, and smooth operation
  • Minor adjustments to mantels, beams, and decorative trim

Hardware & cabinetry

  • Installing or adjusting door hardware (levers, knobs, latches, strikes)
  • Installing cabinet pulls/knobs and adjusting soft-close hardware
  • Aligning cabinet doors and drawers for even reveals
  • Tightening or adjusting loose trim, panels, or fillers

Bath accessories & fixtures

  • Installing towel bars, robe hooks, TP holders, and other bath accessories
  • Installing or adjusting shower rods, shelves, and small fixtures
  • Re-caulking tubs, showers, and counters where needed

Mirrors, art & wall-mounted items

  • Hanging mirrors in baths, bedrooms, foyers, and hallways
  • Hanging artwork and decorative pieces per client or builder layout
  • Mounting small wall items like hooks, key racks, and similar pieces

Final detail items

  • Adjusting closet shelving and rods
  • Minor tile/grout touchups and silicone at transitions
  • Checking and adjusting doorstops, thresholds, and similar details
  • General wipe-down of touched areas to leave the work clean

How we work

Step 1 – Site walk & standards
We meet you on site to understand your specs, standards, and schedule. We tailor our work to your processes and documentation.

Step 2 – Pre-close punch walkthrough
We perform a detailed walkthrough and build a digital punch list with photos and clear priorities, room by room.

Step 3 – Punch & finish work
Our crew handles the detail work: touchups, adjustments, and small repairs. We protect finished surfaces and work clean, especially if owners are present.

Step 4 – Client walk support
We attend client walkthroughs as needed, capture new items directly into the list, and address them within the agreed timeline.

Step 5 – 30/90-day touch visits (optional)
After move-in, we return for settling and minor adjustments to help reduce warranty calls and keep clients happy.
